Creative Approaches make the Difference for Home Buyers and Home Sellers

Keller Williams Realty agent Sean Ready uses creative approaches to get results for his home buyers and sellers

South Tampa, Fla. – September 28, 2012In a real estate market that has less homes for sale than number of buyers, it is the creative approaches that get results and make the difference.  With this shift in the housing market where buyers outnumber homes for sale, one Real Estate Agent, Sean Ready, has taken on approaches that are getting real results for both his buyers and sellers.

Ready recently closed on a home for a couple in South Tampa on W Leila Avenue that was considered a long-shot.  The home had what seemed to be a pretty solid contract on it, however, Ready encouraged them to place a back-up offer on the home despite their discouragement. The back-up offer was accepted after 2 weeks when financing complications arose for the initial contracted offer. “Sometimes it is taking that extra step, when you don’t think it’s possible that gets you the results you want,” states Ready.

"Sean Ready and his savvy team of professionals brought 100% value to our home buying experience. Their collective understanding of residential real estate and the local Tampa market helped ensure we got exactly what we were looking for. Even after being out-bid on our first offer, Sean encouraged us to provide a back-up offer.  To our pleasure, he personally showed up at our apartment 3 weeks later with a gift wrapped contract to explain we got the house! Sean Ready and Jenny Fitts of Keller Williams Realty South Tampa, and Norm Ikonen of VanDyk Mortgage, and everyone who worked tirelessly behind the scenes, we thank you from the bottom of our hearts!" stated Alisha and Ryan Wheeler, the ecstatic new owners of the W Leila home.

Market trends continue to report that home sales are up, sales prices are rising and both the number of available homes and time the homes are on the market continues to decline.  For a home seller, this means being realistic about the price other homes in their area are selling for, and making sure they position their home correctly for the best results.  Even though it is a seller’s market, the longer a home sits, the more it costs the current home owner.  “It takes a combination of pricing, positioning, staging and the correct approach to marketing to get the best results for home sellers.  You have to be flexible and think creatively, and sellers have to be willing to do what it takes to get the best results,” states Ready.

In another home closing facilitated by Sean Ready, the seller had listed their home on W Sevilla for 145 days with another agent and was about to give up all together when Ready convinced them to list with him and go into his 6 week listing program.  Once the home was in the program, it was under contract and sold within 22 days for 98.3% of list price.  The seller was then able to follow through with plans to move back to Utah to be with family.  “It was an absolute pleasure working with Sean Ready and Jenny Fitts, and without them the sale of the house would never have happened,” stated the home owner.
