Home Prices Climb, as Inventory Declines

Home prices have not reached the historic highs of six and seven years ago, but they are better than last year, and there are fewer houses on the market.

Median home prices in South Tampa and across the Tampa metro area are up by 12.7 percent over March 2012, reports the public data website, Department of Numbers.

As of March 11, 2013, the media asking price of homes was about $169,000, compared with $149,900 a year ago.

Inventory is down, meaning buyers do not have as many houses to choose from and sellers are more able to get the prices they want.

According to the Department of Numbers, there were about 18,529 single family and condo homes listed for sale in March 2012. The inventory of homes is down by  15.8 percent, another sign of a recovery under way in the residential real estate market.

In just another sign of the percolating residential real estate market, the Tampa Bay Business Journal reports that 26 rental apartments at Divine Condos, at 6822 South Shamrock Drive, were sold for $56,731 per unit. The total sales price for the 26 units was $1.5 million.
